~Premium Plus Package Variable Rate Investment Discounted interest rates are available for new borrowers applying for a Premium Plus Package Variable Home Loan for investment purposes with principal and interest repayments with a minimum balance of $150,000. Existing Newcastle Permanent customers are eligible to receive the discounted interest rates if:

  • They have a Premium Plus Package Home Loan for investment purposes with principal and interest repayments and they increase it by a minimum of $150,000 in new borrowings; or
  • They convert an existing Newcastle Permanent loan to a Premium Plus Package Home Loan for investment purposes with principal and interest repayments and they increase it by a minimum of $150,000 in new borrowings.

Converted borrowings do not constitute new borrowings. The discount is the rate that is effective at the time the loan application is received by Newcastle Permanent and is determined by reference to the applicable Loan to Valuation Ratio (LVR). At the current time, the LVR requirements are as follows:

  • Discount 1 - For loans with an LVR of less than or equal to 80%, a discount of 1.82% is deducted from the Premium Plus Package Variable Rate Tier 4 Investment.
  • Discount 2 - For loans with an LVR of greater than 80% and less than 95%, a discount of 0.82% is deducted from the Premium Plus Package Variable Rate Tier 4 Investment.

** Premium Plus Package interest rates are generally determined by combined loan balances at the time you first borrow or as follows:
Tier 1 - combined loan balances below $500,000
Tier 2 - combined loan balances over $500,000
Tier 3 - combined loan balances over $750,000
Tier 4 - combined loan balances over $900,000

Currently, (irrespective of the combined loan balance at the time of borrowing) for borrowers applying for a Premium Plus Package Variable Rate Home Loan for investment purposes with principal and interest repayments the Tier 2 Premium Plus Package Variable rate will be made available for loans with an LVR of equal to or greater than 80% and less than 95%.
